Commissioning is a vital phase in the production of building services systems and is defined as The advancement of an installation from the state of static completion to full working order to the specified requirements. The importance of commissioning is often underestimated by design and construction teams and hence it is often neglected in the hurry to get the building completed on time.

This course covers:

  • detailed descriptions of the practical procedures for the commissioning of air and water systems.
  • advice on commissionability issue and how to install the system to facilitate commissioning
  • things to look out for during the commissioning inspection stages

The course is based around BSRIA's guides Commissioning Air Systems and The Commissioning of Water Systems in Buildings which are commonly specified on construction projects. Delegates will get a free copy of both guides (worth £132 to non-members or £66 to BSRIA members). Since 2006, England & Wales Building Regulations have required commissioning for all building services systems. This invariably infers compliance with the recommendations in the BSRIA's commissioning guides.

The course aims to explain commissioning procedures in air and water systems and provide detailed examples of their implementation on real projects.

Delegates will leave the session with a greater understanding of the issues that must be taken into account when designing, witnessing, planning for and undertaking the commissioning of air and water systems in buildings.

Who should attend

The course is intended for professionals in the building industry: building owners, design professionals, witnessing companies, M&E installers, pre-commission cleaning contractors, commissioning specialists and building energy performance assessors. A basic understanding of the layout of pipework and ductwork systems is required.

Content and timings

Delegates will learn about:

System commissionability:

  • valve/damper locations
  • valve/damper options and selection
  • flow measurement methods

Pipework and ductwork installation considerations:

  • workmanship 
  • accessibility
  • flushing provisions
  • venting and draining provisions

Commissioning procedures:

  • instrumentation
  • pump/fan tests
  • proportional balancing
  • witnessing of results
  • reporting and documentation.

Registration commences at 0900 and the course will run from 0930 until 1630. Lunch and refreshments are included.


Delegates are provided with a copy of all the slides presented, BSRIA publication BG2/2010 Commissioning of Water Systems and BG49/2015 Commissioning Air Systems and a BSRIA CPD certificate. 


Martin Ratcliffe is a chartered engineer in Building Services. He has spent half his working life in the building services industry and half in academia. In industry he worked for Roger Preston and Partners (now part of Grontmij) where he was involved in the design of mechanical services on many large projects and with particular responsibility for energy efficiency and sustainability. He spent 13 years as a senior lecturer at the former National College (part of London South Bank University) where he taught a range of mechanical building services including commissioning.
