Building Services, such as heating, air conditioning, power, lighting, water, fire protection, security and communication systems, bring a building to life, enable businesses to function and allow people to conduct their lives each day.

In addition to accounting for over 30% of the construction cost of a property1, Building Services have a profound impact on different aspects of building performance such as usability, personal comfort, energy consumption, maintenance & utilities costs and business continuity. Facilities management personnel therefore need to understand the different types of Building Services systems that are found in properties.

This award-winning course starts with an overview of Building Services and the crucial role that they play in the modern built environment. It then shows how all Building Services systems are composed in the same way. A journey is then taken through the 14 categories of Building Services to simply and practically explain the different systems within each category.

This unique course is based on the Royal Institution of Chartered Surveyors' New Rules of Measurement (NRM), together with two highly respected publications authored by the course leader Glenn Hawkins - the BSRIA Building Services Job Book and Rules of Thumb for Building Services.

What makes this course different?
The course is designed to be an interactive learning experience, rather than a lecture. Individual and group exercises include categorising different items from project photographs and drawings, marking-up Building Services schematics and layouts, and answering multiple-choice questions about Building Services systems.

This course is written from the perspective of people that manage, operate and maintain buildings. It uses scenarios, procedures, documents, drawings, images and videos that these facilities management professionals will be familiar with.

Movie clips and props such as a human torso are also used to illustrate key learning points.

Lecturers

Glenn Hawkins is a Building Services engineer with extensive international construction project experience. He has authored BSRIA publications about site productivity, project management and commissioning management.
