Soft landings


BSRIA provides expert support services and facilitation to ensure a successful Soft Landings project.


Soft Landings will recognise and overcome problems beyond building handover
Soft Landings means designers and constructors staying involved with buildings beyond practical completion. This will assist the client during the first months of operation and beyond, to help fine-tune and de-bug the systems, and ensure the occupiers understand how to control and best use their buildings.

The BSRIA Soft Landings User Group

Joining the User Group will help you apply Soft Landings. It will act as a forum for clients and project teams to share experience and learn good practice from other practitioners. Membership includes:

  • free attendance at quarterly briefings and seminars
  • involvement in the development of additional Soft Landings guidance, such as reality-checking tools, cost management tools, model contract clauses, and additional worksheets
  • half-day project assistance from BSRIA, such as project team facilitation, programming and cost planning

Soft Landings framework (pdf)
The Soft Landings Framework includes all the procedures for applying Soft Landings, plus checklists and generic workplans (simple registration required to download). 

Soft Landings for schools (pdf)
This case study publication reports on how Soft Landings processes have been carried out on the UK schools rebuilding programme. The leaflet identifies not only the benefits of applying Soft Landings, but also some of the barriers, and ways in which those barriers can be overcome. **NEW** BREEAM 2011 & Soft Landings (pdf)
Provide explanatory notes where the Soft Landings Framework is referenced in BREEAM 2011 requirements, and assists in meeting a number of BREEAM credits.

About the Soft Landings Process

Soft Landings documentation extends the duties of the team during handover and the first three years of occupation, following:

Stage 1: Inception and briefing
More time for constructive dialogue between the designer, constructor and client.

Stage 2: Design development and review
Brings the entire project team together to review insights from comparable projects and detail how the building will work from the point of view of the manager and individual user.

Stage 3: Pre-handover
Enables operators to spend more time on understanding interfaces and systems before occupation.

Stage 4: Initial aftercare
Continuing involvement by the client, design and building team benefiting from lessons learned and occupant satisfaction surveys.

Stage 5: Years 1 - 3 extended after care and POE
Completing the virtuous circle for future projects, to close the loop between design expectation and reality.
